Warrant of Distress
A Certificated Bailiff is
the most expedient and effective way of collecting Commercial rent arrears. If you are a solicitor, commercial landlord or an
agent for commercial property and would like a Certificated Bailiff to

Simply complete by fax, e-mail or post the relevant Warrant and forward your instruction to our office for action. Warrants are available to download at the bottom of this page.
Upon receipt of your instruction your personal point of contact will confirm by telephone that recovery proceedings have been commenced. A bailiff will visit the premises and request immediate, full payment. If necessary the bailiff is able to seize goods for auction in order to discharge the debt. However, the normal course of action at this stage is to levy on sufficient goods to discharge the debt and associated costs, allowing the tenant a short period of time in which to settle the debt.
Should the debt remain unpaid after this period the bailiff will return and seize the goods for subsequent sale. At all times, we are conscious of the landlord/tenant relationship and act to collect the monies with the minimum of disruption.
Remember, the cost of executing a warrant of Distress is borne by the tenant.

Authority to Effect Forfeiture
Where it is a commercial landlord's wish to forfeit the lease, on receipt of the relevant authority Dean & Co working together with our team of highly skilled locksmiths, will peacefully gain entry and secure the premises, changing locks on behalf of the landlord. Whether it's a small commercial property or larger industrial site, suitable termination notices will be displayed advising all parties of the action taken and that the landlord has now seized the property/land.
Once this action has been taken depending on the intention of the Landlord Dean & Co will liaise with the previous tenants or solicitors to either recover the outstanding debt plus any costs incurred and then ensure that the Landlords are supplied with the new keys to the premises. If the lease is to be determined permanently, we will oversee the previous tenants re-entry into the premises to recover & remove personal effects
